What carpet & subfloor prep involves in Montgomery

Carpet has largely retreated to the bedrooms in this market, and around Lake Conroe there is a specific reason it should stay there. Houses at Walden, April Sound, and along the water take in moisture constantly — wet swimsuits, dogs shaking off, damp towels — and carpet in a lakeside entry or hallway holds that moisture against the slab where it turns into odor within a season. We install a lot of carpet in this town and we almost always argue for hard surface in the paths that lead to the water.

Where carpet is right — bedrooms, and particularly the upstairs bedrooms in the two-story lake houses — the pad specification matters more here than it does inland. A house that is closed up with the air conditioning off between visits runs high interior humidity, and a standard bonded urethane pad in that environment is a sponge. We spec a moisture-barrier pad as standard on lakefront work rather than as an upsell, because it is the difference between a carpet that survives seasonal occupancy and one that smells by year three.

The historic-district houses raise a different point: over a pier-and-beam floor with an unsealed crawlspace, carpet traps ground moisture rising through the subfloor. In those homes the crawlspace vapor barrier is a prerequisite, not an improvement.

The job we run most here

Upstairs bedrooms in a seasonally-occupied lake house, specified with a moisture-barrier pad and hard surface kept in the traffic path down to the water.

What it costs in Montgomery

Carpet and pad runs $3.50–$7 installed. The moisture-barrier pad we spec as standard on lakefront work adds a modest amount per square foot and is not optional here in our view.

Questions we get in Montgomery

Why does the carpet in my lake house smell musty?
Usually because moisture is getting into the pad and staying there. Between wet traffic coming up from the water and a house that gets closed up with the AC off for stretches, interior humidity stays high and a standard pad holds it against the slab. Once that has been going a while the problem is in the pad and often the slab, not the carpet face, so cleaning the carpet does not fix it. A moisture-barrier pad prevents it in the first place.
Should I put carpet in a Lake Conroe house at all?
In bedrooms, yes — it is warm, quiet, and the traffic there is dry. In the entries, halls, and any path that leads down toward the dock, we would steer you to waterproof plank instead. Those are the routes that take wet feet and wet dogs all summer, and no carpet specification survives that indefinitely.
