What hardwood installation involves in The Woodlands
Hardwood is the default expectation in most of this market rather than an upgrade, and that changes the conversation from whether to whether-which. The houses were built in identifiable waves — Grogan's Mill and Panther Creek in the mid-seventies and eighties, Cochran's Crossing and Alden Bridge through the nineties, Sterling Ridge and Creekside Park in the 2000s — and the slab under each generation behaves differently. The older village slabs frequently predate routine vapor retarders and need testing; the Creekside-era slabs generally do not.
What is consistent across all of them is that engineered plank glued down is the correct specification, and the number that actually determines the value of the floor is the wear layer. This is a market where wide plank is in demand, and wide plank is exactly where a thin veneer disappoints: a two-millimetre wear layer on a seven-inch board cannot be refinished, so the first serious scratch is permanent and the floor has a fixed lifespan. A four to six millimetre sawn face on the same board can be sanded two or three times and outlives the mortgage.
That difference does not show on a sample board and it does not show in a showroom. It shows in the specification sheet, and in a house where the floor is a meaningful part of the property's value it is the number worth arguing about.
